today um we're gonna dive directly into our topic today simply because we have a lot to cover yeah um but before we get into that we want to bring on Tracy to discuss this awesome thing that coming up that we're excited about because we're connecting with other people and connect with you guys on an awesome opportunity to learn a ton about notes so Tracy can you share a little about this event that 11 labs and many other use for AI tools that is crazy that's a generated voice yeah from Nathan yeah it and it's very easy to do all I did was I found Nathan on YouTube took a 30 seconds piece of uh Tech audio and uploaded it to this tool called 11 labs and now I've got a a model of his voice and I I can make Nathan say anything so Nathan is now my assistant that that is wild yeah that is wild rephrase it you're gonna be amazed um it was really cool just to hear some of the intros that our guest is going to come up with um I was shocked of what was available and what is amazing out there and I'm a tech guy yeah um but what happens next blows me away um it's really I'm Not The Tech Guy and so this is totally blowing my mind I'm coming at this from the direction of like I don't even know where to start I don't even know like what questions to ask and what can I do so I'm I'm really looking forward to this as well yeah so we are now welcoming Mr Simon white hi everyone oh I'm not sure why your video is not it's only been a very little small amount and it was what about 2022 when chat GPT came out November 2022 that it got really good and then in March of 23 it got really really good with chat GPT 4 and now it's it's everywhere it's eating everything uh I was recently at a trafficking conversion summer which is is a good digital marketing conference and every single presenter was talking about AI in this that and the other and it's like even I was like wow it's going to eat everyone's lunch if we don't get at least do some of this stuff so this this takes me back to early University days and a friend of mine was like um hey you got to go on to the internet and go on to these like search engines I'm like for what and he's like you can look up whatever you want I'm like okay like what and so like I remember going into the computer lab sitting down at a computer I'm like I have no idea what to even start with I think the first thing that I searched was like song lyrics because I'm like I couldn't think of anything else to do I like it just was too big of a of a topic for me to even comprehend and now of course it's something I use every day multiple times a day but I think that's kind of where I am with AI like I don't even know where to start like do I look up song lyrics well there is AIS that can write song lyrics or you can just give give me a song about note invest and then it will write a rap about it um AI some people have likened it to to the invention of electricity you know it's that fundamental now it in every walk of it's in everything now any big business is using it all over the place Google has been using it for years but to buy 15 assets and I want you to tell me the best deal it can't simply do that would you agree with that probably any more information probably not at the moment you it if you give it the information if you give it a spreadsheet or or a a PDF you can upload it now to chat G P PT if you can ask you can ask it specific questions about that I mean one one of the things I've used it for is upload a PDF you know so it might be prospectus about something get explain summarize this for me like I'm a five-year-old you know so you you can use it to do that type of stuff can you use it to analyze a note portfolio and stuff probably not at the moment but I'm sure someone can come up chat GPT has something called gpts where you can actually take their technology and train it on your information so you you know if you have some some systems that analyze um notes and stuff potentially could upload that and use that as an AI assistance gotcha that's that's a little bit more advanced than most people will want to get at the moment so really what it does it it for most people it acts like a a smart Google search that's one way to look at it yeah it is that's one one facet of it now yeah it's a smart Google search but it is generated of AI which means it can generate stuff content responses to prompt based on what you put into it yeah and it can continue to have a conversation with it I think that people and let's make sure people who are really kind of beginners in the whole world of this space is that Chachi PT isn't AI right it is a tool on top of ai ai is G jgpt is a kind of AI it uses AI systems behind the scene AI is is not chat GPT but chat GPT is AI I guess it's being done by some people on on doing agents so people actually AI agents where they actually look and sound like a real person so uh some people using them for sales calls where they you know you can replace salespeople with these AI sales agents and they're they're vely more scalable and also much much more reliable you know Finding good salespeople is hard thing but um I've seen some interesting systems a air.

is one of the one of the companies uh pushing uh sales agents for using Ai and they sound very conversational so you know one of the things someone I someone potentially could try is you get a list of note investors you could give them your sales agent could call them hey you're interested selling you know one one one idea crazy so so we had some questions here uh on Via LinkedIn uh Watchers uh what other AI tools have you found helpful for note investing in general is there any tools out there you've gone to for your investing purposes not real not specific because mostly I'm using chat GPT and it's mostly for at the moment the thing I'm using it most for is is generation of content to to Market myself so analyzing notes I have not delved into too much of that it's it's feasible but I have not done it myself so I'll be totally honest so we had another question regarding it um Can is there AI assistance that can help from uh you train to deal analys for example can you train a you know Clos bot AI there isn't one yet but you know maybe this year someone on this call will figure out how to do it I've looked so if you go to chat G we're GNA keep coming back to chat GPT because that's my favorite there is if you go to chat anyone can do it now so you know if if you're a a lot of people get nervous when they're um talking and stuff on podcasts video everything you can if you can get 30 seconds of good audio now you can have your own podcast very very easily without having the ons and rs and all that type of stuff that most of us have when we do You Know audio podcasts and stuff so so yeah did you type up that yeah I so I I just so basically I get your voice yeah and now I just I can make you say anything yeah wow we can show that a bit later if you want it's very easy it's just you know you do if to do your own voice you just speak into a into a into a microphone 30 seconds and now you can have yourself say anything and it will take out a lot it will will filter out all the s and a when you're saying that 30 seconds so it will give you you know a pretty good clone of your voice so let's just back up for a second here right so how long you been in the computer space how long have you been doing this kind of world what got you into AI um and are you also in involvement real estate are you using this stuff for real estate purposes well going back I was an engineer for a long time then I got into real estate and and investing about 15 years ago I got some rentals I've got some notes but then I started doing more with technology and marketing so I've mostly my business is marketing but I have my own real estate and not investor pfolio so um so that's kind of the you know how I'm cross over my marketing and notes kind of that's what I do now that's amazing yeah so and this AI stuff we've been using this in in our business probably since about 2018 but uh you know note investors we should be using at least some of it to do some of our day-to-day tasks you know chat GPT is the big one yeah and Bard and Claude And there's hundreds of others but you know those three are the main kind of ones you probably want to look at first and chat GPT is probably the most wellknown Bard is trying to catch up which is Google's version of it but chat GPT is still a little bit ahead of it in certain areas because it's been around a little bit longer and it's got a better uh infrastructure there's a lot of people teaching stuff about chat GPT and there's a lot of things you can do with it um so yeah you know that would be the first place to to to go for an investor is go and sign up for a free chat GPT account it's chat.

open.com and just play around with it I do have that but I again I haven't done very much with it I think I asked it to write um a couple of social media posts and they're pretty good but yeah and that's actually used them but and and that is the ideal thing to do with it is is you know give me five ideas for social for a social media post about note investing about my spefic specific thing because you know sometimes I coming up with ideas is the hardest thing so it'll say come up with five ideas now write those five ideas for me for Twitter they have to be short write them for LinkedIn they have to be longer or Facebook you know you just say ju just tell it what you want talk to it in a somewhat more natural way than than you do with Google you can give it more the more specific you are prompt engineering it's called you know more more information and specific you are the better the response is if you just say write a post about the ex it'll be you know okay it'll be okay but if you give it write a post about X in the voice of You Know Dan Kennedy if you if you like copyrighting write in someone else's voice so you know they know that how how if you you know if you want to copyrighting type thing write Dan Kennedy is well known so you can say write me a social media Post in the style of Dan Kennedy about the benefits of benefits of investing in notes or real estate or something and it will it knows how Dan Kennedy structures his his his his words so it'll be it'll sound and look like Dan Kennedy and you do that with anyone that's that is in chat GPT GPT is basically taken almost the whole internet and compressed it into a model of of how it understand it understands a lot of text audio and video now so it's kind of the internet in a chat interface so you can ask it the same type of questions in that you would in Google ask it in chat GPT and it'll give you it'll give you a different answer and but but it's it's pulled from the vast am ount of knowledge on the internet that's not behind a pay wall or behind a uh you know some sort of login system on the open web it's it's pretty much in absorbed everything there is out there like it's publically consumable so when you when we play with this stuff let's back up and and kind of really clarify what can it do what can and not do and we both know we can do a lot more than we both think about however what are some things that it really if you want to use it I want things and give a general format and say listen I want to create an article and then I would say please adjust the article to do this and then write the article in a you know third grade language understanding and it was adjusting as we speak which was amazing when it first came out the ability to do that and the information was pretty much right which was really cool but what we found was that cha GPT is not the only software out there and not the only AI tool out there oh yeah there's lots now there's lots right movers yeah but yeah so what would you say the difference between chpt and all the other tools out there because for the most part and I'm probably Nathan is gonna put them in there is he thought Chachi PT was Ai and that everything else was just like another form of Chachi PT what else can AI do in the general World say 95% of people out there what could the other tools do for them well there's a there's a whole plethora of them but you know there's a couple of places I go to find um there's there's one you showed me Future tools they are building also sorts of AI tools to do everything you can think of it helps you with writing helps you with videos images data research AI Now can do a lot more than we probably realize because people have taken this technology and applied it to everything yeah there are special gpts now for the legal profession to do all their legal documents there's there's there's AIS now that will do um PowerPoint presentations for you you know often a lot of these are built on GPT quite often but some of them are not um you know the one we talked about we demonstrated at the beginning was uh audio you know text to audio you do text to video uh there is also a lot of work now or a minute whatever it was um baseless stuff where you can put together a video for your website and we want to dive into that too can you use AI to develop a website and describe what you want and it would tell you what to put into the website or how to lay it out to create your own website with cool little things that you want there is a few different ways to do it I mean you can just use chat GPT to write the content but there are now uh some of the main if you use WordPress it's probably the EAS thing there's a the few of there's a few plugins now by the the website Builders you know the drag and drop Builders if you've ever it's anyone on ever built their own website they've now integrated AI into that to at least do do the content and I'm sure I'm sure by the end of the year you'll be able to type in a word and it'll build a whole page I know a few people are working on where you'll just give it a topic for a page and it will write the whole all the content and the images and do everything for you I know there's a at least a few people working on on that I don't know if it's available yet in any system but it will be I'm sure by the end of the year it's amazing at the moment though you can you can it it will help you with the content uh I think elementa has that AI built into it and and a few of the other plugins if you if you ever play with WordPress yeah so one of the things we also could do is images right that's something that's very very attractive to people people want images for marketing yeah we talked on the phone that you know part of net part of our our game Nathan's getting into it too is this marketing game right social media email stuff like that but if you want a certain image it's copyrighted somewhere can't use it all the stuff can these from right now if you're using the free jpt you can't create an image from it it doesn't have the ability to do that if you get the paid version you can but you can literally use other softwares to create images there's lots of them the kind of looking like yeah yeah it's it's it's it's just generative AI but it's it's a lot of things have emerged out of this that they didn't anticipate it seems to have emotions it seems you know artificial it maybe maybe not who knows depends on your philos philosophical view but it can so it's trained on all this data and and they've seen emergent properties they didn't expect they because to be honest they actually don't understand exactly what they've built they don't understand how it works internally which scares them I think um yeah what what has happened the GPT you see today is is not quite as good as it was when they first launched it it would give you it would tell you how to build a bomb it tell you how to build weapons it would tell you everything they've quickly put um uh safeguards in to stop that there are ways there are still ways around it hackers have figured out ways but they didn't anticipate that it was able it would be able to tell you how to make a bomb but you and I know that they said years ago they usually use it for um grabbing information off websites and the problem with that is they were getting through for those who know pay walls where if it was a paid website like Wall Street Journal it was able to go get the do the article from it which is crazy to think about yeah yeah yeah I mean yeah so chat GPT is one format of it and I've used it right I've used it for creating scripts and codes online I've used it for um creating emails and blogs I've used it and just we talked on the phone is that it there is a part of human that needs still be there to kind of review the information and just correct it but what I was amazed was I can put in SEO words and all these gp.

openai there is something called explore gpts and there's people there building on top of their technology extra functionality so there are some you know this the things they talk about is doly which is for image generation writing productivity research and Analysis so there are some people starting to use build little AI agents that can use be used for an analysis there isn't one there specifically yet for Real Estate or note investing how about one that can talk to people yeah a air air. a is the one I've seen that can talk talk to people in a very conversational type of way there are a few others out there but that's the one can they set appointments for people where like yeah that's what that is their um business model is is to replace the appointment Setters it's it's not the cheapest tool I believe it's you know quite it's definitely th many thousands of dollars to get it done but if it replaces A salesperson it's cheap so so I guess Gabe asked question when will I be able to have a research assistant based AI I think it's coming very shortly I think I think I think within a you know on the trajectory we're on now it will be within a couple of years if not it may actually already be here it just just not aware of it it's it's so vast now I can't even keep up with it I just so I just have to stay focused on a couple of things that I know working um so down a rabbit hole for sure no kid yeah so I was playing with one where actually created a faceless video where you just put in the the the uh text like you do with voice it would create not only the video but also what they call b-roll which is different images and different videos in the background and it would automatically do that within 30 seconds try let me let me see this this is I want to show you a video let's see per yeah let me see if I can do this this is a video I I made with uh can you see this yeah npm let me start nonperforming investing and non-performing notes npms can be a profitable Venture for some investors but it comes with risks and challenges non-performing notes or loans usually mortgages where the borrower stopped making payments inv you get the idea yeah so that yeah that was that was that was a person speaking in front of a white screen correct no that was a that that's an AI person yeah that that is um so I wrote the script with chat GPT then I went to a tool called Synthesia and uploaded the script and then picked her as one of the people that read it there's there's several built-in models you can actually do your own I think it's a few thousand dollars for them to Rend it create a green screen version of you so you know you can uh have spokes people you can you can do videos now you can do YouTube videos if even if you don't like doing YouTube so wow that nuts and actually here's something else let me where do I stop sharing you got find the share button on your your screen yeah just um bring up your zo I'm going to share this is something else that was done with 11 Labs let's see at this one okay um if you has questions or comments in the chat please put it in there this is a fascinating thing and I think a lot of us either know a little bit or know our own area we'd love to hear what you guys are using in it um and see we can get what we can accomplish together say use the word lie but not lie keep get delusional yeah it it's called hallucination it makes it makes stuff up if it doesn't know you know it's crazy how you know I'll ask it to write a press release about a client and if it doesn't know it'll just make stuff up quotes up and stuff up about what they said and where they live and it's pretty crazy how how CU it doesn't want to disappoint so it's going to just wow stuff up um one of just remember one of the things to get access to free chat GPT 4 and darly a little bit is actually to use Bing Bing has integrated chat GP gp4 into their into their search engine so that's one way to to at least play around with it without having to pay any fees to open Ai and you can do some images there and stuff as well for those it no you can't it doesn't have the same flexibility it's really just a generative tool it's it's not like open AI but it's a good place to start and not pay any money you know but I can train like the other you can chat inside chat GPT you can train the answers you're looking for or okay it will remember based the conversation from the Bing software you can't but inside chat TPT if you go back to that same conversation it will remember what was before entered to give you an answer yeah can I like upload past social media posts that I've done for example and then say can so reproduce one about this topic in my voice yeah you can do that in chat GPT yeah yeah you know teach it what Nathan sounds like yeah written tone yeah WR tone use your voice yeah one of the other tools we use it for is for YouTube right and as we said this this video goes on YouTube and whatnot but what what YouTube has the two main ones I've used are are mid journey and Dary darly comes you do have to pay for it you have to pay $20 a month is probably the best $20 a month you'll spend on any AI tool because it'll do so many things and it's going to replace your graphics designers and everything and mid journey is a little bit techy to use because you have to use a Discord if if if you're familiar with that my son is I'm sure everyone the calls like their child is used to it but as investors I have no clue what that means yeah right yeah um to me it looks like a big chat room is it is a mid Journey up until dolly3 was definitely the best in my opinion and a d o l y d l i d d l- e I think it's based on Wally you know wall Salvador Dolly and Wally I think some play on on on that that's how they named it but that can I mean that that's you know we we use that primarily now for all of our image generation and that's through Chad gbt open AI okay yeah mid Journey does some amazing things you'll find I mean once you dive into this what you want to do is go and join some of the Facebook groups for AI for Mid journey and stuff and they'll give you all of the prompts you know figuring out the prompts is the key to getting the right the right things as of the these AIS and Alicia brought up Wix WI ex is another content generation thing Wix is is is a website platform I'm sure it has AI yeah yeah Wix is another platform um they're a website builder they probably have ai built into them um we're predominantly WordPress so thank you yeah so I know you want to show us some stuff did you want to present a few things to see I'll to be it's going to be a hard battle to face to stop fake news they'll be so if each Service chat GPT 4.0 and all these different servers have a fee right what would you say your top three ones you sign up for and why it's we've tried a lot we spent a lot the chat GPT is the best 20 bucks you'll spend and then probably 11 Labs if you're into audio chat CH can do do a lot it can do you know Claude is another one B is like they're both good but just does the the infrastructure is around chat GPT at the moment that may change but that's currently my go-to uh it's amazing because you can take a document I know Claude has a bigger response window right but you can take a document and put it in there thousand page you know document on some legal case and say explain to me in third grade language yeah exactly yeah yeah the fact you could do that is just mindboggling yeah and I think for us is like you know we can ask questions in note investing space is like hey what exits I have these scenarios right what exes do I have in the note space to do this and remember the free version I think is based on 2020 information internet where the the chat TPT 4.0 was based on today but you can literally say I want to do this I have this scenario what are my exit yeah and what should I be worried about and remember the fact the information that you're getting is only internet based and what I say that is that in our class me and Nathan teach about um creating your own bid calculator each state has its own legal fees has its own cost court cost besides the legal fees you have core publication and that kind of data is not available online so chat PTP may not know that stuff one of the features I found amazing is that can chat GPT I want to going to do is try and create an image to when when you tell it create an uh create an image it knows to use the image generation AI so um here we're going to try and create a some sort of image about diversifying your Investment Portfolio with real estate notes and yeah this was actually so I don't know if that's good but they that's completely new that's kind of weird but okay I don't know some and you can go back in here and adjust that right you go back you can say yeah take a tree out of it yeah you can literally just take take the tree away yep what happens you know just you just have to chat with it that's why it's called chat you know try and yeah yeah it's similar to using a virtual assistant and say listen I don't like that can you take this away and your assistant would delete that thing and it's create right um takes a little bit of time but because generation it's totally unique there's no copyright well it didn't take the tree out but it it so you know it does it takes takes some skill to figure out the right prompts but um but I'd love to see who else is using Chach PT what are you using it for what do you think you're going to be using in 2024 because as Simon nicely put this is 2024 it's going to be the biggest thing out there for videos for Content creation but also for marketing and posting and and coding and image and video like could you imagine me and Nathan doing a training that we type out and literally put our faces out there move our mouths and talk to you and there's a point where you can ask questions and see the response based on chatti P responding on it based on what you know you when you respond to an email it often will come up with a suggested response so that they've had AI in it but they will be integrating B is going to be pushed out across everything so yeah it was from cloud HQ Google Cloud okay it's Cloud HQ is outside Google it's a separate kind of thing okay as I say it's this this there's so many there's tens of thousands of AI things now it's almost impossible to know everything so if you find something good you know tell tell your friends about it because yeah yeah that's I don't know we covered it what was the three top ones you would recommend any of ustin investors who are kind of just playing around if we want to spend 60 bucks a month on this stuff what would be the three ones because it s like we use it for Mark you can do it for analytics right you can do it for research you can solve problems with it what are the top three if we're going to spend say 60 bucks a month what would be the top three ones Chachi PT 4.0 be the one definitely that top one because it does so much okay it has plugins too it just yeah there's these gpts that do all sorts of things probably it depends on what you're trying to achieve but if you you know if you want to do a podcast 11 Labs is 10 20 bucks 30 bucks a month depending on how many videos you want to do Synthesia is for video um Mid journey is cool but you know it's a little bit more techy a little bit so I I wouldn't go there unless you're really techy um gotta I don't know there just so many there's another so the you said the video videos you can actually edit the video I guess you want to call it um there are video editing tools I don't know there's so many of them now I I'm going to be completely honest I'm overwhelmed myself so I just try and right this is an awesome feature that a lot of people are kind of sure about and we just don't know what to do with it uh Gabe made a nice comment hopefully Gabe doesn't get offended Gabe said his next girlfriend's gonna be AI people are falling in love with AIS and there are AI models now that are influencers that are making money yeah this this you may did you know that these guy that uh jkp Holdings guys can speak Japanese wow [Music] wow [Music] wow I mean I took I took three seconds online but damn I'm good we you get the idea so with 11 Labs you can actually upload a video and translate it into and do a dub into various languages so you know if you're working with um with you work in markets the Spanish market and you don't speak Spanish or you work with other language people this is one one tool you could potentially use and is it a better better translation than Google translate well it's it's doing the audio for you okay oh Google Translate is very good it's very good yeah yeah Google translate was a million lines of code a few years ago now it's just 100 prompts I believe because the AI so yeah the AI they threw away all that code and now it's better than was does it on the audio you know the fear goes into mind like someone can say something that I said and I never did right right I can imagine politics getting involved in this right like look what this person said this this is going to be prolific everywhere online this year it's going ability to do time stamps right that time stamps show you bits and parts well we use Claude because claud's a bigger window to give us a timestamps and saying Hey listen um what happened when so that people log in they can see the timestamps and we're not manually doing that that's all done directly which is awesome one one place maybe if if you afraid of trying to figure out what the prompts are there's a place called prompt based there's a few marketplaces where you can buy people have figured out how to do things you go to this Marketplace and buy a prompt to do XY Z you know yeah so that there are a few dollars that's a good place to start or or buy a book on Amazon there's aund bucks on prompt engineering for chat GPT and stuff so that's probably one place to get started is just just use those till you know everyone's got one um yeah so I'd love to hear what other software you guys have been using out there there are a ton of things do you want to show us a few softwares that you know you're talk about mid journey and mid Journey seems to be a very popular thing for images would that be correct yeah yeah I I you know unless you're a little bit techy it's not the best tool to use what would you recommend someone that like you know our mother's kind of level where where's the basic kind of mid Journey for basic people would you recommend I'm I was going to come back to doly okay and dar's a sub thing of chbt yeah yeah so here we can let me share my screen yeah go ahead so um Mid Journey you will you will you may struggle a little bit more with it's actually very good but you know if you pay the 20 bucks this you know you can get some good responses out of it so uh here's one I created so what we're specific companies building on top of GPT specifically for lawyers so in the old days you know you went to a lawyer for a contract and you just pull out of his drawer of you know off off his template from word and just change a few things well now you can now you'll be able to do it with so let's can you bring up uh Future tools or some program like that so the people out there who are curious about this can see all the different categories that are tools that are available um you know Future tools or whatever program you're using yeah yeah these are all the different I was amazed when I ran across the guy on a podcast well you literally can click a button or do a search and it he checks out all the AI and proves it but you can do translation videos text to videos speech you know gaming all kind of stuff and is what is next and the question we don't know I I think the next thing is is is really turning the these are all kind of there still need human input I think later this year there'll be less and less human input it'll be you know AI agents will be running send responding to emails I think people are some people are already doing that some people are making phone calls and answering phone calls sales agents that they're here and they'll probably be more prolific by the end of the year um I know they just came out with a A version inside our Google Gmail where you just say atj jpt and then can create an image or an email and you just text in what you want to pretty much say and or write an email for you and hit go wow is that must be a plugin is it yep yep yeah yeah well you know is that part of workspace or is that just a general that's an outside uh program okay yeah but Google will want you to use B for that sure I mean they've had AI in Gmail for a while you know because effective as well in the future for people to use it for other when you say generative that means you're generating something from content yeah that that's generally what chat GPT is it's a generative AI tool that's amazing yeah yeah so someone like Nathan who's not a tech guy yeah needs to learn how to use the base basics of it to keep up with other people who will dive fully into it I know a bunch of people in the space who are tech people and they're going to blow by them through you know marketing uh getting out there systems that AI is going to be the next wave of what runs businesses in especially in our space where we're digital yeah right well you either going to learn it yourself or you're going to find someone that can help you adopt it inside your business yeah we do it for all our you know a lot of our clients don't even know we use a lot of AI across everything we do with them they yeah find someone that can help you with with that technology and just say I want to do XYZ is it possible what can you offer those who are on the call now and who'll be watching on YouTube and everything else what can you help them what what kind of service can you provide what's turn off your share what service can you provide for the investors out there who were looking for the opportunity to dive into this but just don't know what to do well we are a digital marketing company so we use this for basically helping people with their marketing you know so we use it for everything related to the website videos podcasts types of stuff and those the types of things you need help with just give me a call and you know we can see if that's something you can or send me an email and see if that's something you can help you with if it's if it's some of this more sophisticated stuff we're not not in that realm yet we're not doing that and that's not really our thing we're using the technology for marketing purposes so for uh you know blogs you information we've already given it it can do a complete training for you so that's crazy now on the other side of it we can ask questions like I'm in a scenario instead of asking a room full of investors what to do you could ask chat GPT you know at the privacy of your own home what what should I do here um one thing was amazing and you know we talked about sometimes not being able to trust it you mentioned was really interesting how good of a legal is chat gbt what can it do on the legal side of it could it pass like college classes it's pass the it can pass the bar it actually has passed the bar in in California they they run through all so it can pass the bar it's actually pass all the docu all all the um medical exams it can pass most of those it it's pasted various warten uh business uh um exams so it's it's it's got an MBA it's a it's a it's a doctor it's a it's a lawyer um so can you literally sit there and say listen I have this illness I have this problem with me what do you recommend you can probably try it I have not tried it for that but I have tried it for legal documents yeah okay and at the beginning it was it would just spit out a really good contract now it's tanged down a bit because it it's worried about legal cont consequences but it will give you a decent draft and it say I am it will of course give you the disclaimer I am not a lawyer but you know and then it'll give you so you can say draw up a land trust agreement for for for California you know to hold a piece of real estate in and it'll give you a first a fairly decent um first draft and and I know people that have drawn up contracts then send it to their lawyer and the lawyer has made two changes and that's been that that was all they did so yeah you can and there is a couple of uh stick with with some of the some of the B stick to the basics and you generally don't go too wrong for me the basics of chat GPT yeah this is another cool place you can go and play around with lots of large language model AI type things it's called poe.com you get access to all of the leaded Leading Edge large language models um wow just it's a it's another rabbit hole Yeah problem with this stuff is so cool and I feel that people are gonna probably those who are just not techy are gonna say I'm not going to do this this is just too much information I don't understand it I don't even want to play with it it's I'll lose what do you say those kind of people who just just find someone that can help you with it you know maybe it's your son or daughter or next door neighbor that's a bit you know bit more into that would you say it's similar to someone in back in the 90s saying this internet thing is just not for me it's just too much it it might be for those those of us that you know over 50 60 maybe but the young kids they're gonna be all over this stuff but you're saying this is a must not a like it's like the internet was a must back then you you had you couldn't avoid it back then the internet it sounds to me as you can't avoid the AI it's gonna be what runs things you have to use it now certainly in business to be competitive because unfortunately it does replace some human labor but it also can make existing people more so if you've got an assistant these AI tools will make them way more productive all all of our people use AI now for Content Generation imagees all the usual stuff it just made them so much more productive so you don't you know it's it's very cost effective to to use this technology now cly you know we use it on the generative side it's going to be way more cost the Terminator know self-awareness phase where you know so is that like Skynet like that's the Skynet Point yeah well it's not going to be quite like that but that AI is that smart they're going to be able to solve a lot of problems is that five years one year some say one one by the by by 2030 for sure some people say within the next couple of years gp5 supposedly may get a lot closer to a full full AGI so have you read by chance have you read the Enders series Orson Scott Card no all right so I I won't spoil it for you but in some of the later books it's science fiction stuff really great but anyway Ender is this kid he's a Super Genius he fights a war later on there's this thing that he ends up communicating with he calls it Jane and it's basically super intelligence born of the internet and this the interesting thing is these books were written in the early 80s so the internet didn't really exist yet but what he describes and he he has like a little earplug and he can communicate with this Jane person who has become this super intelligence born of the internet and so it really reminds me of that we're getting close to that I mean Alexa is not very smart at the moment yeah but you know as that as Alexa and Google you your smartest will become way smarter than you I mean chat GPT is is already smarter than most of us yeah it's estimated to have an IQ of like 140 you know 130 140 so it's it's smarter than me so you know wow well well I'm gonna disconnect can even write a book you can write a book in an hour now about note investing very easily you know literally an hour oh man or less so you know if you that's one of the things if you're in you know if you're a real estate investor and you're looking to position yourself as an expert writing a book is one of the things we've all been told to do yeah I wonder how you I wonder if you can publish it too that's a big one right the publishing part of the book is the hard part I would think yeah so well there are some dedicated software tools now that you just you know it will do almost everything for you it'll spit out the Kindle format and everything I've written a book in in like 30 minutes on Note investing so prompt one is give me an out give me an outline 16 chapters of a book about real estate note invested it pops up W then then the next prompt is okay complete chapter one and it'll write a complete chapter one and then you just copy paste copy paste copy paste wow so that's amazing and then you can say well turn chapter one into a blog post that I can put on my blog turn chapter one into a Twi you know a series of tweets you know so once you've created one thing you can then turn it into multiple things for so we use AI for marketing that's what we do that's fascinating so would as we wrap up here we usually I'm asking some kind of crystal ball question about market conditions but I'm I'm curious about like AI where where do you see it going here in the next like 12 months the people I follow believe we're going to see achieve AGI within the next couple of years what's AGI for those who don't know AI means uh the AI is as smart as the smartest smarter than the smartest person on earth that's one artificial general intelligence something that's as smart as comfortable with that then you can move on to the more advanced stuff just start using chat GPT B whatever you feel is good yeah I would encourage you who are confused instead of going to Google or being to do a search just go job TP team put the same question in there and just compare the results yeah whatever question is and you will be amazed understand that the free version is dated it's three years old or almost four now so it's if it's something current it may be a little dated but you get an idea of what it looks like so yeah it's it's definely you should play with it yeah for sure
