Nashville before we do that alongside me as always my partner Nathan Turner how are you very good very good awesome what was your experience coming back uh it was great actually so we stayed an extra couple of days uh ended up going into Memphis 3 hours away uh just to check out Memphis and see what's going on over there and a really cool city as well that was a lot of fun my daughter's really into music she came with us and so we uh headed over there we did some cool stuff went and saw reatha Franklin's birthplace and saw awesome Rock and Soul Hall of Fame and few different things it was good family time good journey I'm sure your flight a lot better than so many other guests that were there oh I think we came just before and just after all the storms and so oh my God we got to avoid a lot of that but man yeah I heard some horror stories there were people delayed all kinds of craziness so yeah glad everybody got there that did y I know there was a few that couldn't make it which is really unfortunate but yeah yeah yeah absolutely so you know um but everyone did who was supposed to come joined and we were there and active with us which is always awesome right and seeing people that we ofly don't see often which granted we all live in different parts of the country and kind of course but I think for me just getting together with other people exciting motivational uh brings you energy right yeah for sure and it was so good to just to get to just hang out and chat with everybody uh I met some new people that selling notes people that creating notes and so like that's always excited that's always fun yeah so I I know when we first got there you know you're meeting people you may saw from a little image on social media or um whatnot um and we had over 200 uh attendees or you had over 200 tende which is surpassed last year um yes which is amazing to get them people in one room yeah it was about 20% more than last year as far as attendees which was fantastic so just great to have everybody in the room and again it's so much about it is just about networking so it's just it's always good to have you know a couple more people just to go and talk to and hang out with yeah so from when you got there you know this is the second time you've done it right so that whole process is freaking cool right and I think that people were ecstatic about the opportunity um and hopeful that what they're going to take away from the weekend how many people there had never been conference before we asked that at the beginning and and I want to say like probably at least a quarter of the people there quarter maybe a third of the people there had never been to a note conference uh we had same thing about a quarter third that were brand new to notes uh which is fantastic so you know we were able to have them drink from the fire hose and just get right into it which is really fun yeah I I was amazed how many people I looked over and I was like have you I don't know you I don't recognize you and they like Hey listen I heard about this from XYZ and like oh my goodness right yeah um I tried getting someone off the plane to come join us and I think that they're G to come next year right um and I everyone I spoke to was enthralled about how friendly people were and how relaxing people were yeah um which maybe other conferences aren't like that or they just had expectations that were really high I I have been to some of those where uh actually Adam Adams and I we went to one together it was a it's an immen conference in Miami I think it was the distressed Bank not and this was a couple years ago uh and man stiff just like nobody was willing to to you know hang out and chat it was you know we see this all the time and as much as you know you should be in the in the session to hear what's going on there's people in the hall talking and chatting and yep and that this banking one not a soul like nobody everybody was in in the room so just a very different vibe very different so that was another counter from some people who' never been to it before like I can't believe how relaxing compared to imn NBAs yeah they actually like I feel at home here and they felt relaxed like having the opportunity to just socialize ice cream Po and it wasn't all suits and highes right it wasn't stuffy like that um which was really awesome um so the first day of the a throwing right we got there um we had some small gett togethers that that that Thursday but then the ACT showing happened and I was amazed it was a lot bigger than last year um the energy was there the excitement was in the room um and he had a ton of people competing yeah I think it was little rigged though so who won this thing who was the first and second place here I was a little bit suspicious when revolve capital is the one who sponsors it and yet they're the team that won at the end come on so Jordan wild ended up being our our champion who's actually not affiliated with revolve but he was on their team so it was like I don't know about this but um we'll see I honestly one of the things that I thought was not my favorite was the team structure I was looking forward to having more one-on-one yep kind of that round robin so now that we know how that venue works we'll we'll make sure we arrange that for next year so we get more chances to play yeah inter say that because I think people um didn't know what to expect um and I give credit to those who were not interested at all and kind of nervous don't want to put them themselves out there yeah um and those who didn't I get it right some of us aren't that's not our thing but you showed up the network which exactly was the idea happening there right yeah there was a oh shoot I forget her name there was a girl on my team we just we put together a team quickly because we needed to and a girl who's firsttimer uh never been to not she's brand new to everything so she was at at the uh ax thring and she was nervous and just you know didn't know who to talk to and felt really out of place and so Saturday afternoon I saw her again and just the change was remarkable and she's so comfortable and just like you know chatting with people and smiling and everything and that's what we do that's that's what the note Community is like is we're very inclusive anybody can come and join and so I was glad to see that kind of transformation that was pretty cool absolutely and Kim I see on Facebook asked about uh that you missed this year I you know love the 10 next year so next year do we have a tentative date of up right now and and if people want to comment in the in the comments there we're looking at changing it from the first weekend in June to making it the first week in in May yeah so throw it in the comments there if you have a preference strong preference let us know that would be really helpful we're leaning towards the first weekend in May uh but we just got to make some arrangements for that that's kind of what we're looking at I just because it'll it's less interfering with school schedules and things like that yeah it's G be the same location we're playing right Nashville is going to be the location again um Nashville if you haven't been yeah it is a city to visit oh my gosh lots of fun lots of fun lot of opportunities you can do what you want how you want it um and whatnot so if you again we want to encourage we had more note creators and Originators joining us which what we want to have we want the note buyers and note creators in the same room because we're buying and selling to each other um so we encourage you to reach out so once the tickets are for sale we'll put on this up on our show here um but you can go to the website as well once we're live Nathan just have to fine-tune some data points and then uh we'll put the schedule out there make sure you get the early bird schedule a pricing and get yeah so we'll have all that live here within I yeah I don't know soon okay gotta we'll let everyone know uh but definitely uh when we get those plants solidified we'll uh we'll definitely let everybody know and and then at the very least just put it on your calendar make sure yes set it aside so what we talked about at the Expo was you know networking getting deals done right and putting yourself out there you know I was encouraged to see a few things and this may sound rude at the beginning interrupting a conversation to join in I was ecstatic to see that yeah people were getting their way in there and saying hey I'm Bob I'm Sally which is you're there to network guys so I encourage you guys to always do that kind of stuff and it's always helpful um if it's a private conversation they will take it to a private area so it was awesome yeah I was happy to see you on on day two I asked how many people were sitting in different spot and most people raise their hands I'm like excellent yes we get Comfort we're creep creature Comfort right move around meet people that's the whole point you know and it's funny because we go to these things and we see the same people a lot and believe me we going to catch up with someone you know however when you're their Network dude you're dialing in and you're not talking to each other right yeah um to people I know best I didn't talk to at conference that much it was a quick check in hey how are you hope the family's well and move on because we're there to meet other people and so I'm gonna give one thing I I'm still surprised on the number of people I've given business cards out and never got an email guys if you're taking business cards and you're writing things down send your emails out and follow up right um my stuff was out Sunday evening early Monday yeah it was out the emails went out and all that stuff you got to connect with people after the conference yeah if you wait two weeks they're probably going to forget what you guys talked about and yeah you know we right in the back of the card so pretty I get the apps good the writing the back of the business card is what me and Nathan do and it works so much better yeah it really does and and so and followup followup followup like that's the whole name in the game when you meet somebody and you're chatting and then you meet 20 other people you're going to forget so you got to follow up and make it happen yeah absolutely so day one was in the books a was good networking was great we had a small get together which is awesome day two was ready to rumble right we got up early we're there checking in what was your first everybody got up early right everybody yeah yeah we're all there right I was actually surprised at how many people were there is it true Saturday morning might have been a little more difficult for a lot of people right no but it was good and we're right in talking about seller financing yeah right away right so Friday morning kickoff morning you're there and you're presenting right you talked about setting your goals for the weekend making sure you you made the point to come here make it worth your while and spend the most time you can with everybody yeah so moving to the next speakers what was some takeaways from that day two the first day of everyone speaking what were some of the key things you took away that really kind a hit home for you or some action steps you got to do either from presenters or from people you spoke to man man um again you know you go to an event like this and and you don't know who's in the room like there's there's people there with money there's people there with deals um a lot and you know big numbers so all the way down to somebody who's barely getting started doesn't have a dime yeah uh and up so there's there's people in the room uh and worth talking to man some of the takeaways gosh there's so much so for me I what I was taking away were some notes just from talk with other people either a how they're creating notes right now be what they're doing right and what they're doing wrong um yeah some of other things were they were doing mailers and succeeding right which was really awesome to see um I did take some takeaways on day three but we'll get there in a minute but day two I really was learning from the the people in the room really kind of learning what they're doing how they're doing it um and helping them and they're helping me uh one guy was talking about the fact that he's he's Dialing for Dollars with banks and I you know my experience was that doesn't succeed but they said they are actually able to contact a few people which is wonderful yeah um I was also talking to people who are season investors like ourselves and they're starting to see what I was seeing is some cracks we're starting to get some notes that have been performing for years St default and getting a sense of the the the current status of the market and seeing that um I love seeing people wanting to buy non-performers I was really ecstatic with that opportunity um because I think that's the next Trend G to come back um and and yeah and it's it's one of those things it's a lot of fun it does take more work and more you know knowledge of how to deal with those and so I I'm same thing I'm really glad that people are getting into it with that Minds set recognizing that it's a little bit of a longer Road like there's there's more you need to learn and so you know they're there they're learning they're getting it which is fantastic because yeah we're seeing it coming back how much when we don't know but yeah it's coming we yeah I think that you know I wasn't um able to be part of the uh NBA speech which I'll probably over the video so guys the link inside the video uh if you can't get to you can go to diversify more Expo and there's a recording of it but I put it inside the chat link here um so I would encourage you guys for the money you're going to get all the information all the recordings this breakout rooms so anytime you miss something or whatever or you heard something you want to rehear like the attorney speech on on on third day three you want to rehear it go over the videos and watch at your leisure yeah but I think for me I missed the NBA what was some of the takeaways that the uh the morgage Bing Association saw in the yeah really interesting stuff and it's just it it's worth it to go back over those slides and see what he's got uh they're all publicly available but you don't get the commentary unless you've got you know the commentary that goes along with it yep um really interesting how you know there's a couple of things where they had projected uh things going up and they're going down and and vice versa so kind of their own course Corrections was kind of the takeaway from he from me was was even the these are the experts these are the guys that study this stuff all day every day and even them on some in some cases not every case but in some cases even their predict predictions were not correct so where they're you know predicting more of a an up Tick in the market and it's going down instead or they're talking about uh the expected rate Cuts already this year and they haven't happened yet uh you know like those kinds of things where we don't know for sure even the expert don't know for sure but we can use our best judgment and our best guesses on the information and the the data that we have uh but study up you know keep watching keep looking at those who do know those who have their finger on the pulse and yeah we'll see where it goes you know one of my other big takeaways it never ceas to amaze me is the fact that how many people are creating notes right now yeah it from hard money lenders I met doen people who are creating short-term Bridge loans rehab loans and just kind of picking their brain how they're doing it what they're structure because something I'd never done so it was interesting to hear how they're managing it and oddly enough I would say at least 89% fell into it it wasn't like a business move it was like hey my friend needs some money for a rehab project I know the property and he needed 50 Grand and he was willing to take you know me rig the note and giving him 133% and he took it and ran with it I'm like oh so he fell into it which is amazing um that is interesting and I think that most people in this space fall into the creation notes as an exit similar to how your story was y yeah it was the same for me kind of fell into it that it's what made sense at the time yeah um I actually even had a couple of conversation at the conference and then even just this week about hypothecation we didn't really go into that this year I think we'll do a module session on that next time just because it's really interesting topic um and it's I don't think very well understood yes but that it's an it's an interesting spin H I think for somebody like me that has a fund um you know you're lending the money that's the the issue with a partial for me is I don't get that money back that I put up yes with the hypothecation I do so that's that's an interesting spin on it an interesting spin so we're looking at you know exploring that option and seeing if we want to start doing some hypothecation as well that's awesome so and then day two Friday night um oh let's wait let's back up so one of the other ones and I was talking to Alex dor I think is his last Yeah Yeah from uh he does land creation not yeah vac can land so talking with him so the last session um was talking about Capital raising and this is the guy that I've hired to help me do a lot of marketing and and things and it was really good I think the thing that Alex was talking about was how when Alex said okay so I'm in Houston and he goes okay good Houston so where's your Market he like well all Texas and he's like how about Houston you know what I mean and he he got him to drill down like what's your background and was construction okay great so in Houston how many construction workers are there just like you construction owners just like you like 10,000 you know what I mean that he's got that affiliation with them they haven't comment anyway and it helped him kind of really drill down and figure out what his target market is and talk about that I thought that was really cool um yeah and that's the kind of thing that I experienced with this guy too is just figuring out so it's nice to say Who you gonna Market to oh everybody okay who's everybody yeah yeah and I think if you if you don't know your box that's your biggest problem you have to solve what your box is yeah and if your box is everything then it's really nothing exactly right and you really have to fine tune um so that was a good one too I didn't get a chance to go to the breakout rooms just I wanted to just didn't get there yeah um so the breakout rooms were set up a little different this year this year than they were in the last right yeah and they were I I didn't hear any feedback did you hear feedback from a couple the attendees on how it went so I got to do one of the breakout rooms which was really fun for me um and it was basically breaking down a tape so we actually took a a small tape from Revol capital and had some reperform some performers some non-performers on there and we just kind of took a couple of the examples I just kind of took them through like this is what I do to break it down this is what I look for and we kind of went through and and looked at it that way and and lots of you know participation and everybody getting into it uh so that was really cool um and I heard from the other groups as well that it went very well as well where it's again we're trying to do it like Hands-On Workshop style so that people or learning as they go kind of thing I think that was good I think we'll do that again next year that I think that's ideal because people you know speak to they're blue in their face but they don't get dirty They're Not Gon to learn it that's it um that's amazing so that's high five you for coming up that idea your wife yeah so um probably um so you know day one I think or day two for that matter um it was amazing to see and and getting to speak to some of the people there that I some people that were you know the sponsors and whatnot I've never met before which was really cool to kind of introduce myself um I don't know F that well I never really sold to them but got to meet them and talk to them and just learn their background I couldn't believe 50 years as a mortgage company that's amazing uh job on their behalf yeah I have sold to them and and they pay well yeah yeah we don't make up their name too often because they they'll beat us some time on deals which is nice yeah yeah yeah so so I they to the evening gets chaotic for a lot of people um yeah especially people are new and I feel bad for that because it but I'm gonna promise you is you go to more and more of these you're going to start connecting because day two is a big dinner night right people go out to dinner they get together and socialize if people they know or don't know and they go out and do stuff and then um some uh rest off the next day some people go out um I would tell you going out afterwards is dangerous Nashville will suck you in um even if you're not drink ER or whatever the atmosphere the energy is just it's overwhelming right so um I know our friend Mark Monroe yeah said he wasn't going out after dinner because he didn't he had to get up early to speak yeah yeah yeah so he didn't go out I didn't go out not we went out the Saturday night after it was all done that's easier did they have was Broadway blocked off like where you could walk in the street y interesting they didn't on Saturday I thought that was odd yeah that is really odd I I I assume Friday and Saturday night would be blocked off yeah me too me too wow okay so we went we were actually um we had dinner at Ed ev's gorgeous Place great food and then we walked down to a bar we met with some other people from the conference 15 of us we're on a balcony overlooking the strip and just amazing views just enjoying the atmosphere the comp was awesome and it was and you're up there and you've got your the band Yes for your bar Hotel right there restaurant whatever it is yep is there and then you look across the street and you see three others over there everywhere and the music is outstanding I mean the bands are all amazing right and all through all this we're sitting down making deals happen yeah which was the idea this point right we're we're talking about to Alex about some few things and uh Sarah from down at Texas Pride um and working with them and negotiating and having fun at the same time which made it all more worth it yeah right um that's what it's all about kept it calm we didn't want to go crazy um I'm usually up early and we're an hour behind so uh we did come in um I woke up at 6:30 7 o'clock just because I was trying to sleep in a little bit yeah um day three was awesome um yeah shorter day than day two but by day three you've already met some people and you knew you want to go back and talk them again yeah which I I'm all for so we got connected with people I wanted to connect before with I wanted to to research some things and look some up um but I ran to people doing like you know technology paper click stuff and we're talking about finding notes that way I've never gone that that pathway um because just another you know rabid hole that I can jump down I think for me he does this on a regular basis and I'm like great maybe I connect with doing that kind of stuff interesting finding notes or yeah finding notes he does it for real estate and he uh will can if you listen right shout out to you um he was talking about the fact that he's getting about 50% success rate of people who do it um and one of his tricks is he calls them right away he gets them clicked and he has a number and he calls him on the spot which was really awesome that's really good um one thing I would say that that people on day three were talking about more was partials yeah that these people creating notes never even thought about selling a partial yeah um they sld the whole thing thing and they didn't want to take the discount and they were frustrated by the discount but didn't realize that partials you don't have to take a discount all 360 payments right maybe you do 12 months 24 months yeah and just the navigation of that strategy was amazing for people um and then people with money were saying hey how can I get active or how can I go passive and for them just walking them through and just networking and connecting them and it was good to hear their um their excitement and their voice and saying I got to get this started OU kind builing absolutely I I talked to somebody uh at one point I forget when exactly but he was telling me about how he bought a par or no I think it was a full note I don't remember might have been a partial for no anyhow it was $6,000 so he paid $6,000 uh I think he said his yield was something like six% okay after it's all said and done I I I think after take out the servicing fee and end up being closer to 6% so what that's great what an amazing experience you get in for $6,000 that's almost nothing you know what I mean and you're getting into note now you've gone through the process now you're dealing with servicers so you know what that's like now you're dealing with you know borrowers and collecting payments you get started that's it's a foot in the door and then you get an idea of how it works and just kind of the whole process because it is a process and if you've never done it yeah it can be a little overwhelming and if you could do it a little bit easier where you're not take as big a risk it's so much better to do right um we weren't buying partials when we began guys so the fact that partials are more available I encourage you guys to grab a hold these people yeah um I mean we were talking about a deal that we're going to buy about $200,000 in partials um made sense for them because they take our money and go make 50% on a land deal or you know Crea note deal and we're going going to get 12 14 % we're happy with that return especially in the market right now so I think for people out there like there are possibilities it's just opening your mouth and opening your ears y I think that you can get things done I I I'm ecstatic because every time I go to these conferences uh I don't know what I'm expecting and then things happen right yeah um it's just amazing so waking up on day three um I was tired um yeah maybe for being up late but also being on my feet not used to doing that we're in our chairs a lot right and just talking a lot right drinking a lot of water and just being there but you walk at that door your hotel and you're ready to rock and roll I you get down there you have some food have cup of coffee or water and you start rolling with it and I think that that part was really cool because you come downstairs and if people are grabbing a talk to you or whatever or you're walking around talking to people and you sit in these sessions um and you you get to meet the people next to you and ask them what they're doing and you have beginners asking you questions but then you have people who are more advanced to you and you're like hey give a thought about that and just listen to people on stage yeah just talk about their experiences the cloud review stuff which we'll have in uh three weeks we'll have a cloud review conversation on here and I definitely encourage you guys to catch on it because Dan will be joining us um little things that just nuggets that I maybe didn't know or didn't think about from the angle they presented it which was amazing and that's the thing you sit there and you listen and you catch a nugget it you doesn't matter how experienced or inexperienced you are you're always gonna get something out of it yeah you're gonna talk to somebody new you're gonna hear something from stage whatever it is every time every time it's fascinating yeah but it was good and it's there's and it's there's something for everybody like Fred and Tracy were down in the little restaurant there at like 7 in the morning for an early bird coffee yeah together and so I went down a little bit later than that I was probably there 20 after s or so and they there was like 20 people there oh that's awesome fantastic you know and then just getting together in the morning and chatting because the early birds great that's wonderful yes yeah there there's something for everybody yeah so day three um were some Heavy Hitters for me um you know I I love the fact I missed the Q&A at the end but I love the fact you actually had one um because a lot of time we have a lot of questions afterwards or at the end of the thing there's questions to get started and um they learned everything they had what was and giveway Cruz so guys next year did hope Monica Cordell she's just such a lovely person I'm so glad she that because she fantastic but uh but yeah um you know so often you get at the end of somebody's talk or panel and and all the time there's hands up and so sorry we got to move on we got to go to the next thing that's what that was the idea with that Q&A at the end is like okay save up your questions yes I'm ask ask them at the end so we got to get all kinds of questions that's awesome really fun again too that was fun Scott uh Pullman made a comment on our Facebook live here and he uh said he wants to make sure that he wins the cruise next year so if you can help him out with that and you know give him a little help see what I can do yeah so I I was thanks Scott I I was also amazed because at day three had some really heavy conversations um Jeff Watson man that guy is a miracle worker he's amazing with his knowledge and he's he'll be uh we're going to try sitting up uh September October um he was talking about uh the corporate uh uh that came the name the corporate act that coming through transparency act yeah yep and uh we don't know if it's going to happen or not but there's some certain timelines you need to make sure you're aware of so felony findes yeah um and it's not like well I have a company your IRA anyone associated with you so your spouse has to sign this yeah so it it's a big deal guys so we're gonna hopefully have him on if he has the time in September October time frame um just be aware of that whole thing if you're not aware of it um it's a big deal so it's amazing that can so to make you fine and a felony and throw you in jail for just not displaying who works for your company or has control of it but yeah it is what it is so that part was amazing too yeah that last day we're we're talking about it after kind of in our debrief and they're like was that too heavy of a day like there pretty intense you know things conversations things that we all need to know about things you know planning for future and all these kinds of things I think it was all right but I mean it was a lot of information a lot of stuff to take in so yeah again the videos might be a good thing just RW yeah yeah like I'm I probably get just for the fact that there's certain things I want to rehear um or listen to again or things I missed um and the breakout rooms are which is awesome to be on there so one thing that really really got me and I wrote a ton of notes on this thing was this idea of this the so 401k um as an investor I never thought I could actually get it because I didn't have pass through um earned income everything was an investment income and I didn't think I can do it um but they were talking about how you can set up through their company how you can set up and you can actually have it so creating a Roth and self 401k and nutritional income and they'll help you set it up because for years I had no way of doing it with the company because I don't make an earned income I make interest income and passive yeah um but they were talking about how to do it so I was amazed by that um there are like $1,200 for you know it makes us possible and yeah um which was really cool there there are tricks there are things you can do yeah so Alden said Reach Out Alden does a lot of uh trailer homes um he appreciate that uh and he'll be jumping on our podcast talking about trailer homes Alden I know you're listening we hear you we're going to have a good about buying show homes and hopefully you'll blow up our our our thoughts which I'm sure you will I'm I'm happy to have my mind changed I just I've I've been leery for a number of years because I've tried and I didn't love them so I'd love to hear how I can make it work because I think the returns are fantastic so I'm very curious uh and Candice uh second us if you his videos um You're Gonna Pay More in fines if you don't do it right yeah than the video cost you can check it out on on like Google or something but you'll go down a huge Rabbit Hole so so who don't know Jeff Jeff's an attorney um he was been part of the creative Finance act um he's trying to push the three a year to a lot more um but also involved in the creative Finance uh uh the the uh corporate uh transparency act and understanding that yeah um Scott echoed what uh Candace said that's awesome guys so I think for me um those are the big ones um so Steve on LinkedIn following us there uh mobile home parks uh yes Steve we'll get you on top about mobile home parks and the opportunity to buy the notes on them or put seconds on them right so that another Ang guys we're all about note investing we're all about the paper um the only thing we don't get into is like rentals and and stuff like that but we're all about the different angles of a note investor note Creator space uh on our show here and that's what we want to grow right and then we all want to meet at these conferences yeah Nathan's Peri to DME which I can't blame him there are others um but I if you want that uh feeling I would definitely encourage buling next may put down what what weekend works best for you guys we're trying to get quick ideas so put in the chat and post quick idea first weekend in June first weekend in May let us know yep yep absolutely um so oddly enough um I had to come to an end I had to leave around 3 on Saturday and I was sad to leave right it was the Q&A started and I was really static to hear that um but as we walked out I made some great new friends um excellent and then I reached out to um afterwards I spoke to him this week um and all of them were like hey I've never been to a conference I've never seen something like this and I fact that you guys were so easy to talk to and it wasn't you know overwhelming um the speakers were approachable um and willing to interact and the timing was good right I would say not one person complained how you had to cut off some speakers they appreciate you Ely because there's a lot to cover in the weekend right there is and we you know for a minute we debated adding another day and we're like no we've already got so much packed in there yeah and then we debated cutting the the Saturday an hour earlier so people can get on planes are like no we can't do that either because we just got too much to cover yeah like there's there's just so much that we could do yes so we're we're again any suggestions we're open to it we're looking for ideas for next right topics suggestions formats just don't take it offense if Nathan doesn't listen to you right yeah the answer might be no but but I'm open to ideas and and thoughts yeah yeah want to make it best we can so yes yeah I would say the big the bigger screen this work this month this year worked a lot better it was much easier to see from the outside microphones were great um listening to people speak um for the most part people were sitting in attendance and listening um I know we talk I talked about tech on the thing uh but there were so many topics that were so awesome and so many really great people um there was plenty of time in network so if you need a network great opportunity to go there yeah the biggest thing is get out there in network and talk um yes don't be shy you can't it's not worth your time to go down there if you're be shy you gota open up yeah learn I mean you're talking to Shy Guy like I would much rather just sit and watch but no it's part of the game you have to put yourself out there and it's you're remember good family show We Bought a Zoo have you ever seen that one I haven't Matt Damon yeah yeah great show a really fun show but but to me the best part of that movie is when he's telling his kids about how he met his wife and he tells him this whole story and then and he says it a couple of times in the movie he says all you need is 20 seconds of Courage that's it wow 20 seconds and you just for 20 seconds you got to just work yourself up and be like no can do this go do it yeah and then yeah it can change your life yeah I I think that can be said for everything we're doing now in the notes space right um funny enough I'm not a big video person right I'm not but we're putting yourself out there Nathan same way right when I asked you to join on these calls it wasn't your personality but you knew you had to do it to get out there right and getting out there is key for you guys um yeah if you have any questions about the DME if you haven't been before you're were there and you had some feedback reach out to reach out Nathan just give him some feedback he wants the feedback so please want us to hit um some guests you want us to have on um as well as um if you wanted Clarity on something we've done before um we can bring on any guest we want so if you have someone you want me to bring on let's do it um just making sure they're around the note space in general so what's what's your next show Dave what's your next thing so weirdly enough I think our our next goal is to understand uh more of this rmo work that's where I'm really kind of targeting is understanding it and seeing how I can leverage it in technology wise inter and see what we can do and say okay you know they're creating these notes you know what can I do maybe I can get involved in that creating a notes and what can I can I solve someone's problem and that's where I'm kind of heading towards that maybe I can go do this creation of notes and whatnot uh in a more safer way um in some kind of systemized way and using AI the fancy words that we all excited about opportunity um I know that uh as for conferences coming up uh note expos in November I believe it is yeah um which would be down Dallas uh I haven't looked it up I haven't signed up yet but uh down in Dallas so I'm looking forward to that so those who were in The Dallas Network make sure hook up at EDD speed and hook up with not school and 10 note Expo down in Dallas um and then there's a couple other conferences we actually have them on our due diligence platform um I would tell you if you are a newer investor I wouldn't go to imns or mbas just my suggestion but I think that you stick with the node Expo the DME um if paper sores comes back next year go with that as well how about yourself I've got actually next week I'm heading down to California for im's got a non-qm conference oh so I'll be speaking about that there's they've got one panel they sent me the email saying it's coming up and I'm like it's really cool but I'm on the buying side of this they're all the origination so they've got one panel about Acquisitions and dispositions so I'm like I'll do that so for people who don't know what nqm are um in general non-qm just means they can't sell to Fanny and Freddy for some reason it can't be securitized it could be the fact that that the borrowers credit score is not high enough their debt income's a little high um mostly creative financing is what non-qm paperwork it's non-qualified mortgage yeah so this is this is more kind of on the institutional level where they're they're non-banks doing lending so it's it's a actually kind of I guess in tiers it would be like banks are kind of the top tier and then you got the non-qm lenders and you got seller finance yep so they're kind of that middle tier uh so that's we met yesterday talking about what we're GNA talk about so I said so just nobody there knew me they all knew each other but they didn't know me so I said well I'm here to pick up whatever falls off yes yes all your Fallout any of the stuff that you can't they're still securitizing a lot of their stuff okay so anything that falls out of the securitization that's our group that's that's over so that's my contribution to that it'll be funny yeah Tanya yeah reach out to us um at the website uh we for newbie sessions stuff like that um are you asking about session at the conference or like just remotely available let me know know which way you're looking at are you looking for beginner classes outside the conference or in the conference I would say at the conference they don't have a specifically for newbies um but I would say that the the overall weekend is generally Geared for all levels depending where you're at right we talked about what the first steps is for beginners um you use OPM on the first deal have a servicers things like that so tell you just reach Che out to our my team and um you can hit the trade desk or whoever or the company um at the conference um no yeah I said at the conference they we generally just discuss things so yeah so um one word about the video so I've had a couple people ask so far I'll send out a message on Hua um they're not ready yet I'll find out from from the uh video guy when that'll be ready I think by the end of next week but I don't know that for sure so it it just takes some time doing the editing yep yeah there's a little bit of work involved there so they're not ready yet but as soon as they're available I will definitely let you know and we'll send those out yeah so um again the link should be uh pinned to the top of the comments I'll put on to this will be recorded on podcast and YouTube so feel free to grab it there um and uh you go right to it you'll fill out a form it just get to know who you are and then you go right to his uh site and buy them so im's next week in three weeks I would encourage any one creating notes or not creating notes when we have Dan on here show in a couple weeks you got to be on here um yeah there's he was we had a small talk about two weeks ago with him um and some of the things that I never knew about with collateral that you got to be careful of because he could be a defense attorney for a borrower and really get you on some things and I was shocked with some of the things that I never heard before yeah you can have you can have H we we always talk about your note being too short it can be too long so you know things like that that I hadn't really considered so yeah how to set up your assignment of mortgage and how do you attach it to your other documents and what happen if you don't attach it like all little things that can violate a note and it's just like whoa um thankfully not all attorneys know a lot of these things but be prepared for that and just be aware of it yeah and as you know I think we saw that maybe not so much last time just because so widespread but I think we'll see more this time around as more defaults start creeping up people are going to be looking for defenses so make sure that your paperwork is Rock Solid so that you can deal with it properly yep absolutely absolutely well Nathan my man we won't see each other for a few weeks um but it's gonna be awesome um if you have any more questions guys reach out to us um this will be recorded all that stuff um but I would highly recommend go get the videos get get it done get in your back pocket if you do workout or walk whatever watch it um you late night just want to relax take notes they're like 200 bucks guys just go out and get them yeah it's worth the wait and goal just to learn from it and reiterate some of the stuff you just may
