What is a mortgage note?

A mortgage note is the borrower's written promise to repay a real-estate loan, secured by the property. When you invest in notes you buy that note and step into the lender's shoes — you collect the monthly payments and own the debt, not the house.

Do I need any experience to take this beginner note investing course?

No. The course starts with the fundamentals — what a mortgage note is, the difference between a note and a mortgage, and 1st vs 2nd liens — so it works for brand-new investors. It also fills gaps many investors find after taking other courses.

How much money do I need to start investing in notes?

Less than most people expect. Partial notes and 2nd liens can start in the low thousands, while performing 1st liens usually cost more. The course shows you how to match deals to your budget and figure out what a note is really worth before you bid, instead of overpaying.

Where can I find notes to buy — can I buy them directly from banks?

Beginners usually find notes through online note marketplaces, note brokers, and direct relationships with sellers. Banks and credit unions do sell notes, but often in bulk pools. We cover the main options in our guide on where to buy notes, and the course shows how a beginner can realistically buy one note at a time and vet a seller.

What is the difference between a performing and a non-performing note?

A performing note is one where the borrower is paying on time, so you collect steady monthly income. A non-performing note (NPN) is one where the borrower has stopped paying; investors buy these at a deeper discount and work out a resolution. The course covers both.

Is note investing profitable, and what are the risks?

Notes can deliver strong passive income because you earn interest without owning or managing property. The main risks are overpaying, title or lien problems, and borrower default — which is exactly why the course centers on due diligence and pricing a note correctly before you bid.

Can I invest in notes with a self-directed IRA or retirement account?

Yes. Many note investors buy notes inside a self-directed IRA so the interest income can grow tax-advantaged. The course covers the common ways investors fund their note purchases.

Do I need a license to invest in mortgage notes?
